
Maple Ridge, B.C., May 16, 2025 – The City of Maple Ridge advises homeowners and businesses that their 2025 Property Tax Notice, which includes charges for utilities, are arriving this week by mail or email. Property taxes are due on Wednesday, July 2, 2025.
If you do not receive your notice, sign up for a MyCity account at MapleRidge.ca/MyCity to access your account balance and download a copy of your current and past Tax Notices.
Understanding Your Property Taxes – How Your Tax Dollars Are Invested
Property taxes are the primary way the City funds essential services such as police and fire, road maintenance, parks and trails, recreation, events, and community programs.
The proposed 2025 Budget aims to balance affordability with investment in key priorities such as public safety, housing, transportation, and economic development to meet the needs of our growing city. For a home assessed at $1.1 million, this means an increase of 4.9% (about $137) in municipal property taxes over last year, which includes the recycling levy adjustments. The amount of property tax will vary based on the annual property assessment from BC Assessment. For more information, visit bcAssessment.ca.
More than 30% of property taxes are collected by the City on behalf of other taxing authorities, including BC Assessment, TransLink, Metro Vancouver, Municipal Finance Authority, and the Provincial School Tax.
Utility Rate and Recycling Levies Adjustments
While the City has worked to minimize the property tax rate, utility rate adjustments for 2025 reflect increased regional infrastructure costs outside of the City’s control:
- Sewer rates increase of 23.5% (approximately $136 more for the average household per year) driven primarily by Metro Vancouver’s escalating costs to fund the North Shore Wastewater Treatment Plant and other regional wastewater infrastructure.
- Water rates increase of 4.5% (adding about $35 per household per year).
- Recycling Levy Changes: The Recycle parcel charge and Blue Box pickup fees were removed from the 2025 property tax levy following Ridge Meadows Recycling Society's transition from curbside recycling to Recycle BC at no cost to residents. Fees for the Recycling Depot have been included in the tax rate.

Plan Ahead – Many Ways to Pay
Avoid lineups and late penalties by paying early using one of these methods:
- Online or telephone banking through your financial institution.
- By cheque (not cash) using the secure 24-hour drop box at the north entrance of City Hall.
- By mail to City Hall (postmarks are not accepted as proof of on-time payment)
- Note: As there is potential for a Canada Post labour disruption to begin as early as May 22, 2025, your payment may not arrive on time. To avoid late penalties, please use alternative payment methods.
- Extended hours for in-person payments City Hall is open Monday to Friday, 8:00 a.m. to 4:00 p.m., and until 8:00 p.m. every Thursday in June.

Claim Your Home Owner Grant
The Home Owner Grant is a provincial program that helps reduce the amount of residential property tax you pay. Eligible property owners must submit their grant application directly to the Province at Gov.BC.ca/HomeOwnerGrant or call 1-888-355-2700. Claim your Home Owner Grant by July 2, 2025 to avoid penalty.
Late Payment Penalties
To avoid penalties, pay your taxes and claim your Home Owner Grant by July 2, 2025.
- Payments received on or after July 3, 2025 – 5% penalty on unpaid 2025 taxes and unclaimed grants
- Payments received on or after September 3, 2025 – Additional 5% penalty to outstanding 2025 taxes and unclaimed grants
These penalties are mandated by the Province’s Municipal Tax Regulation and cannot be waived.
