Update (March 2025)

Maple Ridge is inviting residents, businesses, and other interest holders to share their input starting April 9 on a proposed transformation of the Lougheed and Dewdney Trunk corridors in the centre of the community, intended to bring new homes, amenities, and jobs. Learn more about the Lougheed Transit Corridor Area Plan project in our March 20, 2025 news release and on the engagement project page at Engage.MapleRidge.ca/LTCAP.

Update (January 2025)

On January 16, 2025, TransLink announced the location of four new bus rapid transit (BRT) stations in the Lougheed Transit Corridor as part of the Langley-Haney Place BRT line. The locations include 203 Street, 207 Street, Laity Street, and 216 Street on Lougheed Highway. These locations were selected by TransLink to improve transit connections in the community and support growing areas along the corridor. TransLink is conducting public engagement from January 16 to February 9 to gather feedback on the Bus Rapid Transit Program.

At the January 21, 2025, Council Workshop, an updated concept plan for the Lougheed Transit Corridor was presented to implement transit-oriented development surrounding the future BRT stations and provide complete neighbourhoods for residents. Highlights from the updated concept plan include:

  • Four bus rapid transit stations and a commuter cycling route on Lougheed Highway
  • Transit-oriented development near stations with housing, employment, and amenities
  • Gentle density and more housing options in existing neighbourhoods
  • New and expanded parks across the corridor to make greenspace more accessible
  • Greenway and nature trails for recreation and climate-resiliency

The City of Maple Ridge will be conducting a public engagement to gather feedback on the updated concept plan for the Lougheed Transit Corridor in the coming months. The results from the City’s public engagement will be reported back to Council to help shape the future of the Lougheed Transit Corridor as this project moves forward.

The intake of new development applications in the Lougheed Transit Corridor will continue to be paused until the Official Community Planning Amending Bylaw is given second reading following the public engagement process.

Update (July 2024)

Council passed a resolution on July 23, 2024, that all new and in-stream development applications adjacent to Lougheed Highway will be further paused for approximately six (6) months. The pause may be extended if the necessary review and planning work takes longer.

This temporary pause ensures that all development adjacent to Lougheed Highway aligns with the new provincial housing legislation and the Bus Rapid Transit (BRT) service. The City is in design and planning discussions with the Ministry of Transportation and Infrastructure (MOTI) and TransLink to determine the BRT requirements, including bus stop locations and road dedication.

The BRT is part of the City’s long-term planning to meet the needs of our rapidly growing community, provincial housing targets, and densification by building transit-oriented development along the Lougheed Corridor.

Update (February 2024)

To help develop more homes faster, new Provincial Housing Legislation (Bills 44 and 47) has been introduced that will change the City’s development requirements for density, building heights, and parking near transit stations and frequent bus stops. As a result, the City must update the Lougheed Transit Corridor Area Plan to incorporate the new requirements set by the Province.

To expedite these required updates and ensure that new development in the Lougheed Transit Corridor aligns with the recently announced Provincial legislation and Bus Rapid Transit (BRT) service, the City is temporarily pausing new Rezoning Applications within the Lougheed Transit Corridor. This temporary pause will help minimize the number of revisions that new Rezoning Applications would be required to make as the new Provincial legislation comes into effect.

Background

The Lougheed Transit Corridor is a key area in Maple Ridge that extends from the City’s western boundary to the Town Centre along Lougheed Highway and Dewdney Trunk Road. This area acts as a gateway to Maple Ridge and other cities in the region, with important transportation linkages to Pitt Meadows, Langley, and beyond.

The Lougheed Transit Corridor Study was initiated in 2018 to develop a new Area Plan that will guide the growth and development of the Lougheed Transit Corridor as Maple Ridge implements improved transit service and greater opportunities for local shopping, employment, and housing. This Area Plan will provide guidance on the use of land and what types of buildings could be developed in the future on properties within this area.

A concept for the Lougheed Transit Corridor Area Plan was brought to Council in December of 2021. At this time, the Area Plan received First Reading from Council. Since then, the City has been continuing to develop the Area Plan while processing new development applications in the Lougheed Transit Corridor that align with the community’s vision for this area. A concept map of the future land uses within the Lougheed Transit Corridor is shown below.
