Engineering Servicing Review

Before submitting your building permit application for an urban infill use permit (two or more principle dwelling units on a single property), your project needs to undergo an Engineering Servicing Review (ESR). The review provides the site conditions of the property including potential offsite servicing works that are required to support the proposed development. The review covers the site conditions of the property and an overview of the proposed works, including offsite servicing works that are required to support the proposed development. When the review is complete, applicants will receive an Engineering servicing review report, which forms part of the building permit application. The Engineering Servicing Review (ESR) is not a construction cost estimate.

What’s the Benefit?

The Engineering Servicing Review (ESR) report identifies potential issues before the building permit stage. This ensures applicants understand the requirements, timelines, and possible indirect costs before applying for a building permit. This provides information such as:

  • Possible road dedication(s)
  • Servicing requirements and service connections information
  • Stormwater management requirement(s)
  • Access review including location of access points
  • Overhead wiring review
  • Offsite servicing requirements to support the proposal, including potential frontage upgrades
