Pre-Application Review (PAR)

A Pre-Application Review (PAR) is a step in the development application process focused on providing preliminary feedback on a proposal before a full application submission. It helps identify potential issues and guide applicants in refining their application. Pre-Applications are not considered to be a formal development application. 

Applicability

Most development applications must undergo a PAR prior to formal submission.

A PAR is not required for Temporary Use Permits related to temporary filming activities or Minor Development Permits related to Urban Infill Residential use developments. The PAR requirement may be waived for Minor Development Permits and Development Variance Permits. Please refer to the Development Approval Procedures Bylaw or contact Planning staff at Planning@MapleRidge.ca to determine whether your proposed development requires a PAR. 

Outcomes

A written response will be provided to the applicant. Meetings with applicants will be scheduled case-by-case depending on the proposal's complexity and nature. 

The response contents will contain preliminary feedback from Planning staff and other relevant departments including identifying key issues and policy considerations. The response will include Engineering related information such as required road dedication, servicing, and frontage upgrades. 

How to Apply

Submit a completed application form in our online portal along with all required documents listed in the application checklist. Property owner consent is mandatory for PAR applications. Applications are subject to the applicable fee.

Please note that paper submissions can continue to be submitted at the front counter until March 9, 2026, as we transition to the new online submission system.
