The Town Centre Area Plan in Maple Ridge has been updated as part of the City's 2025 Official Community Plan and area plan revisions to align local land use policy with provincial housing requirements and long-term growth objectives. The updated plan expands the Town Centre boundary to include adjacent areas such as River Bend and reorganizes land use designations to simplify and clarify allowable development types and densities. 

Under the revised plan, the Town Centre core is reinforced as a primary location for higher-density residential and mixed-use development, anchored by established transit hubs including the Haney Transit Exchange and the Port Haney West Coast Express station. Consolidation of multiple land use categories into a smaller set of clearer designations is intended to improve predictability for developers and help streamline the integration of residential and commercial uses in a walkable urban environment. 

The updated Town Centre plan also introduces a core designation that supports a broader range of land uses including multi-unit residential and mixed-use forms, with policy direction that reflect emerging provincial housing legislation and local growth strategy. This framework sets development expectations for scale, form, and location, supporting a transition toward well-designed, transit-oriented development in the centre of Maple Ridge. 

For developers evaluating opportunity in the region, the Maple Ridge Town Centre plan provides a clearly articulated policy direction as a key growth node. As an example, recently a 35-storey tower has been proposed on Brown Avenue in the City Centre, which would be the tallest building in the City, nearly tripling the height of any current building. With nearby amenities like a leisure centre, library, shops, and a central transit hub (positioned to become the future exchange for the new Bus Rapid Transit line to Langley) already in place, downtown Maple Ridge is poised to become a vibrant urban hub. Lougheed Transit Corridor (LTCAP)

The Lougheed Transit Corridor in Maple Ridge extends from the City's western boundary to the Town Centre along Lougheed Highway and Dewdney Trunk Road. This stretch of urban land has been identified as a regionally significant growth corridor in Metro Vancouver’s long-term planning framework, and has been designed to support a mix of housing, employment, services, and amenities linked to future rapid transit investments. 

At the end of 2025, the City advanced updates to the Lougheed Transit Corridor Area Plan through initial bylaw readings of Official Community Plan amendments, with direction for staff to begin accepting pre-applications and development inquiries

The corridor is also part of TransLink's planned Langley–Haney Place Bus Rapid Transit (BRT) route, with station locations identified along Lougheed Highway in Maple Ridge. Transit-oriented development around these stations is envisioned to support a mix of uses, including residential, commercial, employment, and institutional functions, creating walkable, connected neighbourhoods. 

The updated area plan is accompanied by Development Permit Area Guidelines focused on high-quality urban form, active transportation, and streetscape design. For developers, the Lougheed Transit Corridor represents a logical extension of Maple Ridge's growth strategy—where emerging policy direction and planned transit infrastructure converge to support future mixed-use and residential development opportunities.

North 256 Street Industrial Lands

The North 256 Street Industrial Lands Area Plan is a strategically important initiative to guide the transformation of under-utilized lands in northern Maple Ridge into a coordinated industrial and employment area. The subject lands, located north of 128 Avenue at the end of 256 Street, represent one of the region’s last significant industrial opportunities.

Through the area plan, the City envisions a modern light industrial park that attracts businesses, creates jobs, and diversifies the tax base. From advanced manufacturing to distribution centres and film studios, the North 256 Street Area Plan signals an intentional effort by Maple Ridge to increase industrial land supply and position Maple Ridge as a key industrial hub in the region. 

In early 2026, the proposed area plan and associated Official Community Plan amendments received initial bylaw readings from City Council, and subsequent regional review are part of the approval process anticipated in mid-2026.
