Bringing New Industrial Lands to Market
Maple Ridge, B.C. – September 26, 2025 — The City of Maple Ridge is inviting residents and other interest holders to provide feedback on concept plan options as part of phase 2 engagement for the North 256 Street Industrial Lands Area Plan.
This phase of engagement is an important step in shaping one of Metro Vancouver’s largest new industrial areas — a project designed to create local jobs, diversify Maple Ridge’s economy, and strengthen the community’s long-term tax base.
“The North 256 Street lands represent one of the most significant opportunities in our City’s history to grow our economy and shape Maple Ridge’s future,” said Mayor Dan Ruimy. “As a City on the Move, we’re building a modern hub for industry and innovation that will attract high-value businesses, diversify our tax base, and create good local jobs—so more people can live, work, and build their future right here in Maple Ridge.”
Draft Concept Area Plan Options
Three draft land use options have been developed based on the earlier phase of engagement and significant background work to generate discussion and guide refinement. They show potential land uses, road networks, and environmental areas.
Later in the process, once the Area Plan is finalized and adopted by Council, development will proceed only when initiated by the individual landowners.
Feedback from phase 1 of engagement showed strong community support for the following principles:
- Ability for residents to live and work in their community (93%)
- Creating local jobs contributes to healthier community (90%)
- Employment-generating lands help diversify property tax base (82%)
- Growth in employment-generating lands should keep pace with regional demand (74%)

Next Steps
As planning progresses, the City will continue to consider community concerns such as traffic, infrastructure, environmental protection, and interface with rural residential areas. Technical studies on transportation, infrastructure, and environmental impacts are underway and will guide the plan’s development. The refined plan will be considered by Council in early 2026, and a Public Hearing held.
North 256 Industrial Lands – Future Hub for Innovation and Industry
Located in northeast Maple Ridge on both sides of 256 Street north of 128 Avenue, the size and location of this area sets it to become a modern employment hub with direct access to regional and provincial trade routes and transportation corridors via Abernethy Way, the Golden Ears Bridge, and the South Fraser Perimeter Road.
When complete, the North 256 Street Area Plan will transform underused lands into a modern light industrial hub while recognizing existing uses, protecting environmental features, and improving infrastructure. It will expand Maple Ridge’s supply of industrial land to meet regional demand, attract new businesses and jobs, and strengthen the City’s tax base. Planned benefits include upgraded roads, water, sewer, and stormwater systems, along with better transportation access.
