
MAPLE RIDGE, B.C. – October 15, 2025 – Strong support for walkable neighbourhoods, concern about housing affordability, and calls for more shopping and employment options were among the key findings from the City of Maple Ridge’s engagement on the draft Lougheed Transit Corridor Area Plan (LTCAP).
The engagement, held from April 9 to May 7, 2025, generated approximately 350 survey responses and over 900 comments. Residents, property owners, business operators and community organizations provided input on land use planning, housing priorities, commercial needs and Greenway design concepts.
This input is now guiding a revised area plan, which will be presented to Council this fall. It will set the direction for future growth and development along Lougheed Highway and Dewdney Trunk Road from the city’s west boundary to 221 Street, in alignment with the Bus Rapid Transit (BRT) service announced by TransLink earlier this year.
Key Learnings
- Commercial Needs: Interest in more variety in shopping and employment options.
- Guiding Principles: 69% of respondents supported the plan’s principles, including building complete communities and enhancing mobility choices.
- Greenway Design: Safety, accessibility, and natural features such as increased shade were top priorities for creating a corridor that supports walking and cycling.
- Housing Priorities: Affordability was the top priority for new housing, followed by a desire for a mix of housing types.
- Support for Complete Communities: There is strong interest in creating walkable neighbourhoods near transit that offer shopping, services, parks, and employment.
- Transit Integration: Interest in how TransLink’s new BRT will connect with local road networks and land uses.
Engagement Process Highlights
The City promoted and collected feedback through multiple channels, including:
- A project page and survey on the Engage Maple Ridge website;
- Open houses at Glenwood Elementary and Maple Ridge Public Library with more than 200 attendees;
- A pop-up booth at Maple Ridge Leisure Centre;
- Postcards mailed to more than 10,000 residents;
- Newspaper ads, posters, social media campaigns;
- Meetings with local industry and community groups.
Next Steps
Staff will present the revised Lougheed Transit Corridor Area Plan for second reading and proposed updates to the related Development Permit Area Guidelines at an upcoming Council meeting this fall.

Lougheed Transit Corridor
The Lougheed Transit Corridor extends from Maple Ridge’s western boundary to the Town Centre at 221 Street along Lougheed Highway and Dewdney Trunk Road. As a gateway to Maple Ridge and the city’s Town Centre, this area has been identified as a regionally significant Major Transit Growth Corridor in Metro 2050, Metro Vancouver’s Regional Growth Strategy. Its redevelopment will be key to helping Maple Ridge meet its provincial housing targets.
