North 256 Street Industrial Lands Area Plan Phase 1 Engagement Results

Maple Ridge, B.C., July 9, 2025 — The City of Maple Ridge is sharing results from Phase 1 public engagement on North 256 Street Industrial Lands Area Plan aimed at attracting new businesses, creating jobs, diversifying the tax base, and supporting long-term economic growth.
Phase 1 was the first of a three-part community engagement process. It included an open house, online survey and meetings with key interest holders. 

Feedback came from approximately 260 survey participants, 65 open house attendees and 24 interest holder meeting attendees. Participants showed strong support for job creation, diversifying the tax base and living and working in the same community with some sharing concerns about traffic, infrastructure needs and environmental impacts.

Summary of Phase 1 Engagement Feedback

Participants identified key priorities for the North 256 Street Industrial Lands, including balancing recreation, environmental protection, infrastructure, transportation, and economic development.

There is strong community support for growing local jobs and ensuring residents can live and work in the same community:

  • 93% value living and working locally
  • 90% believe local jobs support a healthier community
  • 82% agree employment lands diversify the tax base
  • 74% support industrial growth that keeps pace with regional demand
  • 71% favour proactively creating industrial lands for job opportunities

On industrial land use change, 54% support, 13% are neutral, and 33% oppose.

The top perceived benefits include job creation, economic growth, improved infrastructure, community amenities, and better long-term planning. The main concerns are traffic, infrastructure capacity, environmental impacts, location suitability, and overall community impact.

Next Steps

The City will now undertake technical studies, infrastructure assessments, and draft design concepts for the Area Plan. This includes identifying road and servicing upgrades, as well as environmental protection, land use, and transportation frameworks to guide sustainable industrial development.

Phase 2 engagement is planned for fall 2025, when draft land use and infrastructure concepts will shared for public feedback.

About the North 256 Street Industrial Lands Area Plan

Located in the northern part of Maple Ridge, the North 256 Street Industrial Lands represent one of the City’s last significant areas for new industrial development. The plan will balance economic growth with environmental protection, infrastructure needs and institutional compatibility.

The final plan will include a land use concept plan, transportation network, servicing strategy and development and investment policies. It is expected to be completed by late 2026, along with required amendments to the Official Community Plan and the Regional Growth Strategy.
