Maple Ridge, BC — Sept. 1, 2026 — The City of Maple Ridge has launched a one-year pilot program to help speed up eligible triplex and fourplex applications in designated west Maple Ridge neighbourhoods.
The optional Expedited Processing Program (EPP) supports greater housing choice by helping deliver “missing middle” homes, such as triplexes and fourplexes, in urban neighbourhoods that are close to transit, schools, shops and other services.
The program is part of the City’s Housing Action Plan – Building a Community for All - to put growth in the right places: connected, walkable neighbourhoods where existing services and infrastructure can support new housing.
Applications submitted by a qualified professional, such as an architect, building designer or engineer, may be processed an estimated six to eight months faster than through the standard development permit process. Faster processing can help reduce project costs, support new housing supply and encourage well-designed infill development.
Eligible Properties
The pilot is available for eligible triplex and fourplex projects in selected west Maple Ridge neighbourhoods designated Urban Residential in the City’s Official Community Plan. These homes are permitted under the provincial small-scale multi-unit housing legislation.
Eligible areas were selected for their proximity to transit, schools, shops and other services, as well as their lot size and site conditions which make them well suited for this type of redevelopment. Some properties may need upgrades to water, sewer, drainage or roads before they can be redeveloped.
To be eligible for the expedited process, a qualified professional must confirm that the proposed development meets all City requirements. Applications requesting variances are not eligible to participate in this process.
This allows City staff to focus their review on confirming compliance with City requirements rather than completing the standard full referral process.
Properties in environmentally sensitive areas, provincially designated Transit-Oriented Areas, and the Lougheed Transit Corridor, Town Centre and Hammond area plans are not eligible for the EPP.
Residents and applicants can check property eligibility using the Urban Infill Residential Unit Locator tool that can be filtered to show eligible EPP properties. Visit MapleRidge.ca/InfillLocator.
Supporting Greater Housing Choice
The EPP is part of the City’s Housing Accelerator Fund commitments with Canada Mortgage and Housing Corporation to expand housing choice in Maple Ridge.
The City’s Housing Action Plan – Building a Community for All guides work to create broader range of housing options for people at different stages of life, including young families, seniors, renters and first-time homebuyers.
Infrastructure to Support Growth
Maple Ridge is investing in the infrastructure needed to support a growing community. The City’s 2026-30 Capital Plan includes nearly $432 million in planned investments in transportation, utilities, public safety and community facilities.
The City also continues to advance and advocate for transportation improvements through the Maple Ridge Moves strategy, and calling on senior governments to invest in transit, schools, health care, child care, roads and other public services needed to keep pace with growth.
At the end of the one-year pilot, staff will report to Council on program results and recommendations for continuation, improvements or expansion.
